The Agency contracts with an independent company (AmeriNational
Community Services, Inc.) to receive and process loan payments, as well as
initiate preliminary collection efforts on past due accounts.

SHRA’s Portfolio Management staff work directly with loan customers
to process loan servicing requests and resolve seriously delinquent,
problem loan situations. Loan servicing activities include payoff
requests, collection of past due payments, restructure of loan terms,
deferments, foreclosures and bankruptcies, and assumptions.
Payoffs
Loan customers who wish to obtain a loan payoff quotation must
submit a written demand request.

Portfolio Management staff monitor compliance with Regulatory
Agreements that require a certain number of housing units to be at
affordable rents, be designated for occupancy by low income individuals,
and meet established minimum Housing Quality Standards.
