SERVICING

The Agency contracts with an independent company (AmeriNational Community Services, Inc.) to receive and process loan payments, as well as initiate preliminary collection efforts on past due accounts.

SHRA’s Portfolio Management staff work directly with loan customers to process loan servicing requests and resolve seriously delinquent, problem loan situations. Loan servicing activities include payoff requests, collection of past due payments, restructure of loan terms, deferments, foreclosures and bankruptcies, and assumptions.

Payoffs

Loan customers who wish to obtain a loan payoff quotation must submit a written demand request.

MONITORING

Portfolio Management staff monitor compliance with Regulatory Agreements that require a certain number of housing units to be at affordable rents, be designated for occupancy by low income individuals, and meet established minimum Housing Quality Standards.

- Multifamily Projects (89 projects totaling 3,865 assisted units)

Monitor compliance on Agency loans to developers

Annual File Audits – Tenant Income and Affordable Rents

Annual Site Inspections – HQS and project maintenance

Ongoing Reporting Requirements

- Bond Projects (48 projects totaling 2,930 assisted units)

Monitor compliance in relation to Agency administered mortgage bond financing

Monthly – Tenant Income and Leases

Annual – File Audits

Ongoing Reporting Requirements

 

- Single Family Projects (60 projects totaling 325 assisted units)

Monitor compliance on Agency loans to developers

Sales to/Occupancy by qualified borrowers

Initial and Subsequent sales at affordable housing prices
