How to Read the Housing Choice Voucher

What is a voucher?

After the family has met all eligibility requirements to participate in theHousing Choice Voucher Program they will be issued a voucher. Some very important information is listed on the voucher that you needto know. The expiration date of the voucher, size of unit, maximum amount of rent, and anticipated subsidy the family is authorized for is listed.

How can I use this information?

The information listed on the voucher will help you to make a good decision when screening families for rental.

What information is on the voucher?

Bedroom Size – This is determined by the Housing Authority based on the size and composition of the family. The bedroom size is important because each bedroom size is also assigned a Payment Standard. The payment standard is part of the calculation used to determine the tenant portion of the rent. If the family applies to rent a unit larger or smaller than the bedroom size listed on their voucher, they may or may not be able to be approved.

 

Date Voucher Issued – This is the date the family starts to become eligible for assistance.

 

Date Voucher Expired – This is the date the family may become ineligible to receive assistance. The maximum number of days allowed to find a unit and submit a Request For Tenancy Approval is 180 days. Usually, the Housing Authority will not give the entire 180 days on the voucher. The initial voucher expiration date is 60 days. The family can ask for an extension up to 180 days. If the family has not turned in a Request For Lease Approval (RFTA) by the time of their final extension, they forfeit their voucher to another family.

 

Signature – By signing the voucher, the family acknowledges and agrees to abide by the conditions set forth on the attached pages.

 

Name Of Public Housing Official – This is the name of the person signing below who works for the Housing Authority.

 

Signature of Public Housing Official – This signature certifies the family’s eligibility to participate as of the date the voucher was issued.

 

Estimated Subsidy – This is the estimated amount that the Housing Authority will pay in behalf of the family. The actual amount will be determined after the inspection of the rental unit.

 

Estimated Maximum Contract Rent – This is the estimated amount that the family can qualify to contract with the owner, also known as rent to owner. The rent to owner is the combined amount of rent from the Housing Authority and the family portion of the rent. The estimated amount of rent the family qualifies for is based on the family's income.
