Oak Park theater

40 Acres Complex & Guild Theater –
Broadway & 35th St. and 1889 Victorian - 3428 3rd Ave.

The Woodruff Hotel & Guild Theater Complex (Complex) was built in 1915 and included a single room occupancy (SRO) hotel on the 2nd floor, ground floor retail and a theater. St. HOPE Development Company (SHDC) renovated the Complex located at the corner of Broadway and 35th Street. Tenants include a bookstore, Starbucks coffeehouse, and barbershop. The 2nd floor hotel is converted to 12 apartments and the theater has been renovated to accommodate 220-seats. The St. HOPE Guild Theater is a multipurpose facility for film, theater, music, and community events. The adjacent Victorian home was built in approximately 1889. SHDC has renovated this 1,600 SF Victorian duplex and is leasing the space to interested tenants.


Oak Park Victorian

Oak Park Victorian - 3734 Broadway

St. HOPE Development Company (SHDC) renovated this prominent 3,000 square foot Victorian. The construction was completed in August 2001 and it then became the home for participants of the Jesuit Volunteer Corps Program. In this public private partnership, SHRA provided long term financing for the landmark building. The total cost for the project was half a million dollars.

 

Major Projects

Broadway/ MLK Development Site
The Redevelopment Agency is working with a development team to build a mixed use development at the southeast corner of Broadway and MLK. It is anticipated that construction will commence in 2008.

4th Ave Development Site
11 market rate lofts are being constructed at the corner of 35th Street and 4th Avenue.  Two of these units will be converted to live / work units. Construction of this development will be completed by the end of 2007.

Washington and Days Market
Both markets which were the source of numerous community complaints have been demolished, Both sites will hold single family homes in the near future. 

 

Housing Projects

Oak Park Renaissance
The Oak Park Renaissance was created to address the pervasive blight that affects an older residential area located along the south side of Broadway. A Masterplan has been completed for the neighborhood and a 1st phase of implementation took place during 2003 with 20 owner-occupied homes being rehabilitated. In addition, various streetscape improvements were completed on 8th Avenue including bulbouts, and stampled asphalt crosswalks.

Building Unity Project
This project entails the construction of 7 homes by Habitat for Humanity for very low-income families in the Oak Park neighborhoods. These homes were completed in 2007.

Development of Vacant lots
10 vacant lots scattered throughout Oak Park were offered to qualified development teams for the future development of single family homes.  The offering, (via a Request for Proposals) is currently being evaluated.  It is anticipated that homes will be constructed on these lots by 2008. 

 

Infrastructure and Public Facilities

Oak Park Commercial District Historic Streetlights
The installation of historic streetlights in the Oak Park Commercial District specifically a nine-block area from 1st to 4th Ave. and 33rd to 37th St. and along Broadway from Alhambra to Martin Luther King Jr., Blvd. were completed in 2003.  An additional 200 streetlights (between 5th Ave. and Y St.) around the core historic area will be installed by the end of 2008.

Street improvements were completed on Stockton Boulevard from Broadway to Fruitridge Road, which were identified in the Broadway/ Stockton Urban Design Plan. Design work for the streetscape improvements were completed by the end of 2003 and construction completed Summer 2004. Current streetscape improvements are being completed south on Stockton Boulevard from El Paraiso to Riza Avenue.

Temple & Fourth Avenue Parks
Park enhancements were completed to improve the neighborhood parks at Temple and Fourth Avenue. Improvements included new signage, turf, and amenities.

Stockton Boulevard Parking Lot
Construction of a public parking lot on Stockton Blvd. between 9th and 10th Ave. to serve commercial businesses on Stockton Blvd. Project to be completed by the end of 2004.

Oak Park Community Center Expansion
Construction of Phase I improvements to the Center, which expanded the building for a workout room and administrative space was completed in Summer 2004.  Phase II includes a 9,400 sf multi-use building to include a multipurpose room that can be used as a gymnasium.  This phase is currently underway and should be completed by 2008.
