| The closure of the
2,856-acre McClellan Air Force Base, announced by BRAC in 1995, was an
significant loss to the Sacramento region after the earlier closure of two
other military bases; the Sacramento Army Depot and Mather Air Force Base.
McClellan AFB served as a military installation since 1936 and officially
closed on July 13, 2001. The base played a critical role in the Sacramento
regional economy, as a major source of jobs and technological development.
The County hired the development equity partner McClellan Business
Park, LLC to market and redevelop the base. Of the approximately 11
million square feet of buildings on the base, McClellan Park has already
leased well over 2 million square feet with additional leases
pending. McClellan Airport's 1.5 million square feet of aviation
related facilities provide Fixed Base Operations (FBO), hanger storage,
repair/maintenance and painting capabilities for both corporate and
personal aircraft. |
The portion of the redevelopment area outside the base, referred to as the
Watt Avenue Corridor, containing about 634 acres, serves as the commercial
and industrial market for the North Highlands community. Watt Avenue
serves as the main gateway to the Base, and inclusion of the Watt Avenue
Corridor in the Project Area provided the opportunity to integrate the
redevelopment of the Base with the North Highlands community.
