	•$140,000 should be able to pay for developing street sections for the Gateway Area for all the streets (with a 30-40% contingency).  Can get an estimate for cost per lineal foot of improvements and identify restraints.
	•Area is part of the larger Richards Redevelopment Area.
	•East of N.12th Street is combined system (sewer/storm water).  West it is separate.
	•There is no water main on N. 16th Street between Sproule and N. C St.
